Frequently Asked Questions: Incomplete Listings

To help you understand the rules governing Incomplete Listings, we assembled a list of Frequently Asked Questions and their answers.

When is a listing considered Incomplete?

An Incomplete listing has been started and is in draft form, but has not been published in the MLS. Only the listing agent, participant, managing broker, or office admins have access to these listings. Incomplete listings that have not been updated within 60 days will be automatically removed from the system.

How long can a listing be Incomplete?

A listing can be Incomplete indefinitely as long as there is no executed contract for the property. If your effective date is far off in the future, you can get a head start on listing input by saving as Incomplete until that date is reached.

Incomplete listings are stored in REcolorado Matrix for 60 days. Additionally, each edit you make (by updating the listing or clicking submit again) will restart this 60-day period. Incomplete listings that have not been updated within 60 days will be automatically removed from the system.

Once a listing agreement has been signed, you have three (3) business days from the effective date of the listing agreement to enter that listing into REcolorado Matrix. If no effective date is specified, it is assumed effective from the date the agreement is signed. You may enter a new listing as either Coming Soon or Active. Remember, once you enter a Coming Soon listing, it must be made Active within 7 days.

Can I market my Incomplete listing?

No. To market a listing, your listing must be in Coming Soon or Active status. Marketing includes, but is not limited to, distributing flyers, flyers displayed in windows, yard signs, brokerage sharing, digital communications such as email blasts or social media, multi-brokerage listing sharing networks, applications available to the public, and digital marketing on public-facing websites including IDX, VOW, and syndication portals. As a reminder, if there is a For Sale sign in the yard and the listing is in the Coming Soon status, a “coming soon” rider or some indication of coming soon must be placed on the sign.

How do I make my Incomplete listing Active?

Once you have entered all the listing information for a property and are ready to make it visible in the MLS, select Active or Coming Soon from the dropdown menu under the Status tab. Once you click the Submit Property button, you’ll see the “Input Succeeded” notification letting you know your listing is available in REcolorado Matrix. Once a listing has been submitted as Coming Soon or Active, it cannot be changed back to Incomplete.

Where can I find my Incomplete listing?

Accessing your Incomplete listings is simple! Once you save a listing as Incomplete you can find it in a couple different ways:

  1. Hover over My Matrix, select My Listings, and then select My Incomplete Listings from the Show Directional arrow on the upper right section of the page.
  2. Go to the Input tab and select the appropriate listing ID under the “Quick Modify” dropdown menu.
