Enhancing Real Estate Connectivity: What the REcolorado and IRES MLS Data Integration Means for You 

REcolorado is committed to bringing you seamless access to comprehensive property data. That’s why we collaborate with IRES to ensure you have access to a wealth of property data at your fingertips, making your job easier and more efficient. 

Why This Agreement Matters 

The data exchange and integration agreement with IRES means both services share a wide array of property data, including: 

  • Historical listing data going back 5 years (up from 2 years in the prior agreement) 
  • Active listings for residential properties 
  • Vacant land 
  • Income properties 
  • Farm and ranch listings 

Our partnership gives you access to detailed descriptions, photos, pricing, videos, and virtual tours. Plus, an agent’s list ID is visible in both systems, making it easy to get credit for transactions, no matter the originating MLS. 

In September 2024, the agreement was updated with both MLSs agreeing to operate their systems to align with the 2024 NAR settlement,  to protect our subscribers from adverse consequences of violating the settlement terms.

Frequently Asked Questions

The data exchange and integration agreement makes IRES data available to REcolorado subscribers in REcolorado Matrix and vice versa. There is no need to enter listings in both systems; however, if you do, it may appear twice. For example, using REcolorado Matrix, you may see two versions of your listing – one which was entered directly into REcolorado Matrix, and one which is populated through the data exchange.   

You can identify listings that came from IRES by their MLS number, which begins with “IR,” or by copyright details at the bottom of the listing detail page.  

Nope! Thanks to the data exchange, you only need to enter a listing in one system, and it will automatically display in both. When you edit the original listing, the updates will be seen in the exchanged listing as well. RESO field names and comprehensive data mapping ensure that fields you complete in REcolorado Matrix will closely align to the related fields in IRES.  As a best practice, complete as many fields during listing input as possible to ensure your listing is found by prospective buyers.  

Some brokers may choose to enter a property in multiple MLS platforms. If you enter a listing for the same property in both REcolorado and IRES, you will need to continue making changes to your listings in both systems to ensure accurate listing details. Remember that REcolorado Matrix and IRES are still separate MLS systems. Through the data exchange, your listing only displays in the other system. You will need to continue updating the listing through the MLS where you originally entered the listing.  Otherwise, another broker may see two versions of your listings with differing data.   

For example, changing the status of your listing in REcolorado Matrix from Active to Pending will not automatically change the status of the separate listing in IRES, nor vice versa. Change the status in both systems to avoid untimely status change fines or confusion from multiple listings.   

If you enter your listing in REcolorado Matrix, you’ll be prompted to select your showing service and configure your listing. Once you’ve completed your listing input, all your information will be reflected in both REcolorado Matrix and IRES. 

Double-check the originating system for the listing. If the MLS number begins with “IR” the listing came from IRES and you can update your listing in the IRES MLS system. If not, log in to REcolorado Matrix MLS to update your listing.  

If you believe there’s an error on another broker’s listing, simply use the ReportIt button to let us know about potential listing errors. If you’re reporting inaccurate data on an IRES listing, it will be shared directly with the IRES Data Integrity team for review. 

The number of MLS subscriptions you maintain is an individual decision based on your business needs. Not all data from both systems is available through data exchange and integration. Some property types, including commercial and non-MLS, are not included. Consider whether you need access to these property types and historical data for longer periods of time (more than five years) in your decision. 

If you represent the buyer on a transaction listed in IRES or REcolorado but do not belong to the originating MLS, your agent ID will still display, regardless of the MLS the listing originated.  

REcolorado subscribers can enter a listing via the Closed Off MLS listing path if they represented a buyer or seller for a property listed outside the REcolorado MLS 

Yes! Both REcolorado App, and the IRES MLS App (powered by HomeSpotter) display listings from both REcolorado and IRES. This ensures that you can access a comprehensive selection of listings within each app.
