You and Your Clients Can Now See Even More Listings on Broker IDX Websites

Great news for your home shopping clients – you can now see even more listings on broker IDX websites!

As the real estate landscape has shifted, REcolorado has responded by proactively updating policies that increase transparency and ensure accuracy, while giving more complete access to the full market.

REcolorado recently approved a rule change that allows commingling of listings on broker IDX sites. Until recently, IDX websites were required to display off-MLS listings separately from MLS listings. The REcolorado Rules and Regulations Committee submitted a motion to have this rule removed from MLS rules, which was approved by the Board of Directors. Now, all properties can be displayed together on IDX websites.

This is exciting news for you and your clients! Through IDX websites, you can now find more listings – and be aware of properties that are not currently in the MLS. You can also potentially increase your business by marketing your services to off-MLS sellers.

“The MLS makes the market work. To accelerate the advancement of our industry it is critical for us to embrace a forward-thinking mindset that streamlines access to all available data in the market for brokers and consumers.”

REcolorado President and CEO Gene Millman

As your MLS partner, we aim to provide both real estate professionals and the clients they serve with the most comprehensive and reliable listing data. By allowing commingling of listings, REcolorado will give real estate professionals and consumers the most comprehensive listing data set possible. This will save time by providing the most complete access to all available properties in the same place, regardless of their origin.

Increased visibility gives you opportunities to better serve your buying clients and grow your business! You can also potentially increase your business by marketing your services to these sellers.

What is IDX?

IDX, or Internet Data Exchange, allows real estate professionals to display MLS data on their private websites. Brokers can opt-in to display one another’s property listings via a data feed powered by REcolorado.

If you already have an IDX website, this rule change gives you the option to share supplemental data from sources outside the MLS on your site. IDX customers are still required to distinguish MLS listings from off-MLS listings by prominently displaying the required fields, such as the REcolorado IDX Logo, listing office, etc.

Sharing Your Listings through IDX

Through the MLS, you control how and where your listings can be displayed and are responsible for adhering to MLS Rules and Regulations. One of the benefits of being part of the largest broker-to-broker network means your listings can be shared widely through IDX, Syndication, and REcolorado.com. Plus, power your website with MLS data! More listing data builds more online authority, which can drive more business, build your reputation, and close more transactions.
