A wonderful example of this is the MLS policy update REcolorado made to allow the commingling of listings on broker IDX sites. Before the update, IDX websites were required to display off-MLS listings separately from MLS listings. Now, all properties can be displayed together on IDX websites.
This is exciting news for you and your clients! Through IDX websites, you can find more listings – and be aware of properties that are not currently in the MLS. You can also potentially increase your business by marketing your services to off-MLS sellers.

What is IDX?
IDX, or Internet Data Exchange, allows real estate professionals to display MLS data on their private websites. Brokers can opt-in to display one another’s property listings via a data feed powered by REcolorado.
If you already have an IDX website, this rule change gives you the option to share supplemental data from sources outside the MLS on your site. IDX customers are still required to distinguish MLS listings from off-MLS listings by prominently displaying the required fields, such as the REcolorado IDX logo, listing office, etc.

Sharing Your Listings through IDX
Through the MLS, you control how and where your listings can be displayed and are responsible for adhering to MLS Policy.
