REcolorado helps your listing get great visibility online! When you enter your listing into the MLS, we’ll distribute it to third-party syndication sites, and IDX or brokerage websites, and the Nestfully home search site. Learn about how your listings will display online so you can educate your seller on the options available to market their home.
*If you or your client prefers not to have the listing available widely online, you can select “No” in the ’Internet Entire Listing Display?’ field. This means the listing will not be available on any public websites, including Nestfully, IDX, and syndication sites. Learn more about protecting your seller’s privacy in the MLS >>
Syndication
REcolorado offers subscribers a syndication program that gives managing brokers control of where your office’s listings display on the internet. Using their Syndication Portal, the managing broker or participant selects syndication channels where listings in the office will be sent. When you choose to display your listing on public websites, it will automatically display on the sites chosen by your office.
Pro Tip: Check with your managing broker to understand where your listings will be syndicated. Managing brokers can customize settings in the REcolorado Syndication Portal, and some offices have franchiser agreement with various sites.
REcolorado strategically partners with syndication channels to ensure fair display, listing broker prominence, and accurate data giving REcolorado subscribers the most value.
IDX – Broker Websites
If having your own website is part of your business strategy, you may use IDX, or Internet Data Exchange, to display listings. IDX is a system that allows you to display MLS (Multiple Listing Service) listings on your own website, making it easier for potential buyers to search for properties.
One of the benefits of being part of the largest broker-to-broker network in Colorado is the ability to display more listings on your website through REcolorado IDX, which builds your brand and your online authority.
What about Zillow? In January 2021, Zillow transitioned from being a listing distribution portal to a dues-paying member of NAR and local associations, which means they enjoy the same benefits, and follow the same rules, as other brokerages. One of these benefits is the ability to access data through IDX feeds. As a brokerage in Colorado, Residential listings displayed on the Zillow website will come from an IDX listing data feed.
Rental listings entered in REcolorado’s MLS now display on Zillow.com for free – REcolorado negotiated on your behalf so you no longer need to pay for this exposure.
