Listing Distribution is the syndication of listings to consumer-facing websites and mobile apps using secure data feeds. A large part of marketing a listing is done online, so REcolorado provides listing distribution as part of our services to our customers.

You choose where your listings are distributed. Your managing broker selects the distribution cannels that are available to you within Matrix and you can choose if you want to distribute your listing online based on the needs of our client.

REcolorado does not sell listings. Brokerages own their listings 100% and have control over whether or not their listing data is syndicated to third-party websites.

Yes. If your client prefers not to display their listing on consumer-facing websites, you can select “No” when entering the listing into the MLS in the ’Do you want this listing to display on public websites outside the MLS?’ field. A syndication channel or publisher is a public-facing website (non-agent/broker) that displays listings. Syndication channels/publishers include realtor.com, Nestfully, Apartments.com. and ColoProperty.com, which is the consumer-facing search site operated by IRES MLS.

Nestully is a national home search site that is owned and operated by MLS organizations. To learn more, visit Nestfully.com.

IDX stands for Internet Data Exchange and means the exchange of data for use on websites operated by brokers. The data for IDX sites is provided through IDX data feeds with license agreements to protect the listing data. Brokers that use IDX data feeds to power public home search sites can include local offices, franchises, as well as large companies with popular consumer-facing search sites.

IDX is what allows you and your office to display MLS listings on your own website, making it easier for potential buyers to search for properties.

Several national listings sites have transitioned into dues-paying members of NAR and local associations. These sites now follow the same rules as brokerages and access data through IDX feeds. In Colorado, residential listings displayed on these sites come from IDX feeds. Office Listing Distribution settings can be accessed by managing brokers from the Listing Distribution button on the Connect dashboard. Using Listing Distribution, managing brokers can select which channels will display for their offices’ listings. Learn how to select office distribution channels >>

If a managing broker does not adjust Listing Distribution settings for their office, options will include IDX, realtor.com, Nestfully, Apartments.com and ColoProperty.com.

The managing broker owns the listings and therefore is the decision maker as to which listing distribution options are available for their listings. Brokers and agents can decide whether or not to display their listings on public websites when they input their listing in Matrix.
