Denver Metro Area
The ongoing trend of strong buyer activity has pushed the count of Closed Listings to the highest year-to-date level we have on record – 6% higher than we saw at this point in 2020. Home prices continue to see double-digit increases year over year for both Single-Family (up 21%) and Multi-Family/Condo/Townhome (up 14%) listings. Year to date, homes are spending an average of two weeks actively available on the market.
Routt County
Routt County had 99 homes Close in August, 38% fewer than last year but 14% more than last month. Median Closed Price hit $760,00 in August, 44% higher year over year, while Average Closed Price was $1,197,420, 58% higher year over year. Homes moved quickly in August, spending a median of only 9 days Active in the MLS. The month ended with 148 Active listings.
Chaffee County
The Chaffee County housing market remained active in August. Throughout the month, 69 homes Closed and 65 listings moved to Pending status. There were 6 weeks of inventory available in August, unchanged compared to last month, with 89 Active Listings of homes for sale in Chaffee County at the end of the month.
