Year-Over-Year Insights
October’s housing market showed notable shifts across Denver Metro. A total of 2,757 listings closed during the month, a 21% decrease from 3,475 in October 2025. The median closed price remained relatively stable, increasing slightly to $592,000.
Homes spent less time on the market compared to last October. Median Days in MLS decreased from 35 to 31 days, shortening the typical selling timeline by four days.
New listing activity also declined, falling 9% from 4,467 to 4,065. Pending listings experienced a larger decrease of 20%, dropping from 3,215 to 2,573. The difference between these declines suggests that contract activity slowed at a faster rate than new properties entered the market.
Active listings increased 6% to 12,807, with 20 weeks of inventory available. Higher inventory levels provided buyers with more properties to consider. Fewer completed transactions reinforced the importance of competitive pricing for sellers.
Month-Over-Month Insights
October’s month-over-month trends closely mirrored the year-over-year results. Every key market metric moved in the same direction compared to September and October 2025. The month-over-month changes were generally less pronounced, offering a consistent picture of market activity across both timeframes.
Closed listings decreased 5%, from 2,904 in September to 2,757 in October. The median closed price increased 3%, rising from $575,000 to $592,000.
Median Days in MLS dropped from 33 to 31 days, marking the first monthly decrease since May. This shift ended several months of increasing marketing times, with homes closing in October spending slightly less time on the market than those closing in September.
New listing activity declined 17%, from 4,879 in September to 4,065 in October. Pending listings also decreased 7%, falling from 2,754 to 2,573.
October’s figures show a seasonal slowdown in listing and contract activity. Higher median closed prices and shorter selling times provided positive signs for properties closing during the month.
Denver Metro Rental Market
Leasing activity across Denver Metro declined compared to October 2025. A total of 256 properties were leased during the month, a 29% decrease from 361 a year earlier. The median leased price increased 2%, rising from $2,700 to $2,760.
Rental properties spent slightly longer on the market. Median Days in MLS increased from 37 to 39 days, adding two days to the typical leasing timeline. Fewer completed leases and longer marketing times reflect slower rental activity compared to last October.
Rental pricing measures also increased. The median leased price per bedroom rose 7%, from $925 to $988. The median leased price per square foot increased 3%, from $1.65 to $1.70. These increases indicate that rental pricing remained relatively strong, even with fewer completed leases.
