The Denver Metro housing market continued to show signs of cooling in August, with fewer completed sales though home prices remained relatively stable. Closed listings declined 13% year over year to 3,118 homes, while the median closed price held nearly flat at $595,000.
Despite the decline in sales, homes moved slightly faster than they did a year ago. Median Days in MLS came in at 29 days, three days fewer than August 2025.
New listing activity increased 4% from last August, reaching 4,892 properties and giving buyers more new options to consider. Pending listings moved in the opposite direction, falling 7% year over year to 3,341. Together, these trends suggest new supply continued to enter the market while buyer activity remained more restrained.
Active inventory remained elevated at 13,211 listings, which is a 2% drop from August 2025. With 18 weeks of inventory available, buyers continued to have a wider selection of homes to choose from, while sellers faced increased competition for attention. Gross sales volume also declined 12% year over year, reflecting the lower number of transactions.
Month-Over-Month Insights
August marked a slowdown in overall market activity, although a modest rise in pending listings provided one sign of continued buyer demand. Closed listings fell 15% from July to 3,118, marking a sharper decline in completed transactions as summer winds down. The median closed price also decreased 2% month over month, from $605,000 in July to $595,000 in August.
Homes also took longer to sell. Median Days in MLS increased seven days from July, rising from 22 to 29 days. This continued the upward trend seen throughout the summer and indicates buyers had more time to weigh their options before making a purchase.
Seller activity slowed as well, with new listings falling 10% from July to 4,892 listings. Pending listings, however, increased 3% to 3,341, providing a positive counterpoint to the broader slowdown. The increase in contracts suggests buyer activity picked up slightly even as fewer new properties entered the market.
Denver Metro Rental Market
Denver Metro’s rental market saw fewer completed leases in August while overall pricing remained steady. Properties leased declined 15% year over year to 281, compared to 332 in August 2025. At the same time, the median leased price was essentially unchanged at $2,795, compared to $2,800 last year.
Rental properties very remained steady than they did a year ago, with median Days in MLS decreasing by one day to 30. Median leased price per bedroom held steady at $998, while median leased price per square foot declined 3% to $1.67.
Overall, rental data points to a market where pricing has remained resilient despite a noticeable decline in leasing activity. With fewer properties leased and slightly lower pricing on a square-foot basis, renters may be taking a more selective approach even as overall rental costs remain relatively stable.
