Year-Over-Year Insights
September brought declines in closed listings and the median closed price across Denver Metro. A total of 2,898 listings closed during the month, an 18% decrease from September 2025, while the median closed price fell 2% to $575,000.
The pace of sales offered a different perspective. Median Days in MLS was 33 days, four days shorter than last September. Although fewer transactions were completed, homes that sold spent less time on the market than they did a year ago.
New listings were consistent, slipping 1% year over year to 4,885. Contract activity saw a more substantial decline, with pending listings down 13% to 2,921. This gap indicates that the flow of properties entering the market held relatively steady while fewer homes went under contract.
Active listings increased 2% to 13,522, with 20 weeks of inventory available. That combination of greater availability and lower transaction activity gave buyers plenty of properties to compare and underscored the importance of competitive pricing for sellers.
Month-Over-Month Insights
September brought lower sales prices, fewer closings, and longer selling times than in August. Closed listings decreased 8%, from 3,137 to 2,898. The median closed price fell 3%, shifting from $594,000 to $575,000.
Median Days in MLS rose from 29 to 33 days, adding four days to the typical selling timeline. The increase extended the slower pace seen in recent months, with homes taking longer to secure a buyer as the market moved into fall.
New listing activity remained nearly unchanged, with 4,885 properties entering the market compared to 4,888 in August. With new supply holding steady and fewer properties going under contract, buyers continued to have choices while sellers navigated a less active market.
Denver Metro Rental Market
Leasing activity across Denver Metro also lost ground compared to last September. A total of 262 properties were leased, down 19% from 323 a year earlier. The median leased price decreased 3% to $2,600, compared to $2,670 in September 2025.
Rental listings took slightly longer to lease, with median Days in MLS increasing from 32 to 35 days. Pricing measures varied: the median leased price per bedroom rose from $948 to $995, while the median leased price per square foot remained unchanged at $1.69.
Combined, the figures show fewer completed leases and longer marketing times, alongside a modest decline in the overall median rent. However, stable pricing per square foot and higher pricing per bedroom suggest rental costs did not move uniformly across all measures.
