The Property Type and Subtype you select when entering a listing into the MLS impact how the property appears in searches for buyers, appraisers, and other brokers. To ensure listing input is intuitive and aligns with industry standards, we’ve made updates to the Property Type and Subtype within the MLS. These changes improve clarity, streamline the listing process and enhance search accuracy.
Key Updates to Property Subtypes:
- The Multi-Family Property Subtype has been retired from listing input and historical listings. This change was based on subscriber feedback indicating that the previous classification did not accurately represent property types in our market.
- Duplex, Triplex, and Quadruplex listings are now classified under Single Family with corresponding Structure Types
- Townhouse and Rowhome listings are now classified under Townhouse.
- Low Rise (1-3), Mid Rise (4-7) and High Rise (8+) properties are now categorized under Condominium.
These updates help ensure listings are categorized in a way that reflects how agents, clients and appraisers understand property types.
Why These Changes Were Made
To protect your data, standardize listing information and facilitate MLS tool enhancements, REcolorado Matrix aligns with the RESO Data Dictionary. The recent updates are designed to make listing input more intuitive while maintaining compliance with RESO standards.
