Property Types and Subtypes

Listing Input Made Easier with Updated Property Types and Subtypes 

The Property Type and Subtype you choose when entering your listing into the MLS impacts how your seller’s home will appear in searches for buyers, appraisers, and other brokers. Because this step is so important, we want to make sure that your choices are easy to understand. To do this, we will be making some ongoing adjustments to the Property Type and Subtype processes within REcolorado Matrix. REcolorado will still be RESO-certified, but some standardizations will be done behind the scenes to improve your experience as a user. 

Starting Nov. 8, the first phase of these changes will include:  

  • Removing the Multi-Family Property Subtype as an input option for Residential and Residential Lease Property Types 
  • Offering Duplex, Triplex, and Quadruplex as Structure Type options when Single Family Residence is selected as the Property Subtype  
  • Retiring the validation rules that require Condo or Townhouse to be listed in the property’s legal description when selecting Condo or Townhouse as the Property Subtype 

After these adjustments have been made, existing listings will retain the Multi-Family Subtype, and searches for Multi-Family listings will still be possible.

Future Enhancements Coming Soon 

In our next phase of updates, we’ll be updating the property subtype for historic Residential and Residential Lease Multi-Family listings to align them with our remaining Property Subtypes and we will also add a new option that will allow you to select whether a property is attached or detached. We’ll have more details about the implementation of these changes soon, so please stay tuned for more information. 

Why Are These Changes Being Made? 

In 2020, REcolorado Matrix listing information was aligned with the RESO Data Dictionary to protect your data, standardize listing information, and facilitate MLS tool enhancements. While this adjustment brought a lot of improvements to our system, we received feedback that some of the changes are causing ongoing confusion.  

One of our goals as your MLS partner is to use your input to enhance our tools and services so you have the best experience possible and can focus on what matters most: your clients.
