March 2025 brought energy to the housing market with both buyers and sellers making moves. New listings were up 30% year-over-year, as 6,512 homes hit the market, giving buyers a broad selection. Active listings jumped 41% compared to last March, with 10,376 homes available—offering a welcome shift from the tighter markets of the winter months.

While the number of closed sales held steady, buyer enthusiasm clearly picked up pace. With 4,700 homes going under contract in March, a 16% increase compared to last year, a signal of growing confidence and activity. Sellers are giving buyers room to breathe. With more choices on the table, homes are spending a bit longer on the market—19 median days in the MLS, up 7 days from last March—which suggests buyers are taking their time to find the right fit.

As for prices? The market held its ground. The median closing price remained unchanged at $595,000, showing signs of stability amid all the movement.

As expected for spring, the Denver-Metro housing market picked up steam in March. Activity increased across the board with new listings rising 32% compared to February. Buyers responded enthusiastically, putting 43% more homes under contract and closing on 32% more properties month-over-month. Homes moved quickly, spending a median of 14 fewer days on the MLS—an indication that demand is picking up alongside inventory. Despite the increased activity, prices remained stable with the median home price dipped by less than 1% compared to the previous month.

A total of 328 properties were leased through REcolorado’s MLS, marking an 11% increase compared to last year. Rental prices dipped slightly, down 2% from March 2024. The market also saw a notable boost in inventory, with 413 new rental listings—a 21% increase from March 2024 and a 28% increase compared to February 2025. At the time of reporting, 563 active rental properties were available, giving renters more options as we head into the spring season.
