REcolorado customers do not pay a fee to use RentSpree. Each applicant is charged $39.99 for the credit report, background check and eviction history. There is an additional $10 charge for income verification, reference checks and ID upload.

REcolorado subscribers access RentSpree right from the CONNECT dashboard by clicking on the RentSpree tile under ‘REcolorado Subscriber Resources’. No additional login is required—CONNECT uses single sign-on for seamless access.

Yes, listing agents can use RentSpree to generate an application link for prospective tenants. When entering a rental listing, simply select “Yes” for “Will this listing use RentSpree Online Tenant Screening?” The link will automatically generate and display in Matrix. Agents representing tenants can also share this link so their clients can easily apply.

REcolorado customers representing landlords and property managers can enter available properties into Matrix as a Residential Lease listing. Once added to the MLS, the listing becomes visible to more than 25,000 real estate professionals across the REcolorado network. Listing brokers may also choose to display rental listings on public IDX sites for added exposure at no addition cost.

Likewise, when representing a tenant, REcolorado customers can search available rental inventory and set up auto-emails keeping your clients updated on new listings or price adjustments.

When an applicant indicates “Additional Income” in the form of a housing voucher (such as Section 8) on their rental application, RentSpree will not generate a credit report for that applicant. However, the system will still provide a criminal background check and eviction history so you receive the information needed to make an informed screening decision.

RentSpree does not offer standard lease templates, as lease requirements vary widely by state. However, users who subscribe to RentSpree PRO can upload and save their own lease agreements within the platform for easy e-signing and reuse.
